Parkland Ajax
The Project
Currently under construction and scheduled to be completed in Fall of 2022, Parkland Ajax is a premium independent lifestyle retirement residence. With 220 suites and 2 ½ levels of underground parking, the residential mix will include studio, one- and two-bedroom suites, complimented by the on-site spa, fitness centre, swimming pool and games rooms, giving the residents a great place to live and visit.
The Conversation Pieces
Construction began under another contractor and paused as the structure was coming out of the ground. Upon request from the client, Traugott performed a thorough existing conditions survey and reported back to the owner. Subsequently, Traugott was retained by the owner to make the necessary repairs and proceed with constructing the remainder of the building.

The Challenges
Several structural repairs were necessary to be completed prior to any new work. Repairs to the Blind-side Waterproofing in several areas were also necessary. Other less critical repairs were made during the remaining schedule.
The Solutions
Before any new construction could continue, Traugott made the structural changes and repairs to coincide with the Engineer's drawings and subsequent repair details. There were also repairs to waterproofing and weeping tiles. The team was requested to make every effort to minimize the schedule and cost effects of the deficient work and expedite the remaining construction of 14 storeys. An accelerated schedule was created which also considered minimizing costs.
